I did a 25,000 sq.ft. inspection a week ago and the roof was only 1 year old. There was approximately 4000 sq.ft. of moisture in the roof. Arizona Home Inspection Finds multiple Pool Inspection Items.
Arizona Home Inspection did a pool inspection yesterday while on a Phoenix Home Inspection. The items I discovered were completely from a lack of maintenance. There were issues with the spa control panel on the side of the pool, this item is common as it gets deteriorated from both the chemicals in the water and from the sun. The push buttons get deteriorated and then they don’t work. In some instances, when the spa side control panel is not working this will also cause the spa pump, the blower and the heater to all not work as well.
The other problem I am seeing is the general lack of maintenance on the equipment. Its amazing that people think a pump or a heater will work forever and are surprised when it fails after doing nothing to it for the previous 8 years. The heaters should be checked every year and cleaned. This must be done to ensure safe operation and the cleaning will allow for efficient burning of the fuel. If you have trees over hanging the pool equipment, please trim them back. The heater I inspected on this phoenix home inspection was packed full of tree debris and likely had pack rats in it as well. Not a safe condition.
The other item I see allot of is the 5 or 7 port distribution valves for the in floor cleaning device. This is a series of gears that is operated from water flow. The heads are suppose to pop up and operate for 45 to 60 seconds at a time then shut down and the next zone pops up. As the gears start to fail the zone will stay up longer and longer until finally the zone will fail and not go up or not go down. This distribution valve should be cleaned and looked at at least 1 time every 14 to 16 months. The distribution valves can be rebuilt or replaced with an entirely brand new piece. I prefer the new piece being replaced rather than being rebuilt as the new comes with a warranty and it is not much more than rebuilding it.

Arizona Home Inspection Finds Termites Under The Carpet.
Arizona Home Inspection was doing a Scottsdale Home Inspection today and discovered Termites under the carpet. The termites had entered at a location on the exterior of the building that had a faulty grade as the dirt was actually covering the bottom of the stucco weep screed. The grade needs to be 4 ” below the weep screed as this will allow you to see the termite tubes when the try to enter the building.
The carpet was pulled back about 8″ and there was a nice tube under the carpet and the Termites were running around. The good news is that the treatment will easily take care of the problem and they were caught in time to be able to eliminate the problem.

Arizona Home Inspection Inspects Flat Roofs
Arizona Home Inspection inspects flat roofs from time to time on our Phoenix Home Inspections. We see on a regular basis flat roofs that are NOT maintained properly and this must be reported in the inspection report. The flat roofs need to be re coated every 4 to 5 years with new elastomeric coating. I recommend having a roofer do it or spraying it on yourself. Please don’t roll it on. The spraying is a much better job. The best way to increase the life of the foam roof is to clean the roof, spray the first coat, then broadcast sand on the roof, then spray another coat over the sand. The sand will protect coating and the foam from the sun, foot traffic and from the birds.
Flat foam roof maintenance is a classic example of pay me now or pay me later. The roof will likely need to be removed and re foamed if the 5 year maintenance is performed properly. Please be proactive and take your roof maintenance serious.

Arizona Home Inspections finds Roof With 3 Layers of Shingles.
Arizona Home Inspection performed a Phoenix Home Inspection on Monday and discovered an asphalt shingled roof with 3 plus layers. This is against all common sense and can actually be dangerous as the roof trusses are not designed to carry that kind of loading. WE understand that asphalt shingles will wear out. When to home owner decides to get a bid, the roofer will cut corners and just lay the new roof over the old one. This is not a good idea folks.
The weight of the second and third layers can be a tremendous load to the roof and is not a good idea. The roof I inspected Monday was so poorly installed that someone decided to caulk the valley in an effort to stop leaking from occurring. The shingles were cracking, curling and loosing the protective granules. This roof will need to be taken down to bare roof deck. The valley has no galvanized metal flashing there are no flashing’s against walls. The roofer just tarred everything in an effort to make is not leak. SAD!

Arizona Home Inspection Finding Many Homes With NO A/C
Arizona Home Inspection has done a number of Phoenix Home Inspections this week ( about 17) and I have discovered approximately 12 homes of the 17 with no a/c working. This week was pretty warm here in Phoenix with temps about 115 degrees. The inside temp on 3 homes was about 104 degrees.
Folks, you need to turn the a/c on and if it doesn’t work, get it fixed. This will certainly put a cloud over a home if your trying to sell the home and the a/c isn’t working. The damage that can be done to the home with no controlled temperature is amazing. You can get cracked drywall, warped doors, cracked cabinet doors, carpeting will start to off gas and bunch up, the plumbing will dry out and you will get sewer gas into the home and many other issues. I don’t think the resulting damage is worth not turning the a/c on.
I realize that some homes are bank owned and they refuse to spend money on the home. This is really a shame as the asset is deteriorating daily. When you go to buy this cheap home, you must consider the potential cost of re furbishing the home as you don’t know how long the power and a/c have been off. The expense can add up to many thousands of dollars. You can expect to pay about $75 to have the a/c system checked out by a licensed service company and this should be done twice a year.

Arizona Home Inspection Discovers Cracked Foundation Slab.
Arizona Home Inspection discovered a cracked foundation slab on a Phoenix home Inspection. The home is about 24 years old and the entire perimeter was packed full of high water usage plants right up against the foundation. This is a recipe for both a cracked or moving floor and Termites as well. I urge people to remove the plants that are with in 4 feet of the foundation stem of your home.
By doing this , you are moving the water away from the foundation and this will help prevent the foundation from moving and potentially cracking the floor and other components in the home. This will also move the water away from the home and this will help reduce the chance of termites. The grade also needs to be about 3 to 4 ” below the bottom of the stucco J weep , this will reduce the chances of temites getting into your home.

Arizona Home Inspection Starting New Division- Phoenix Infrared Inspections
Arizona Home Inspections has started a new division named Phoenix Infrared Inspections. This will be primarily dedicated to IR inspections for both Residential and Commercial buildings. We have been studying hard and started this process this past January. I have purchased a state of the art Infrared camera and additional state of the art moisture meters to be used in the verification of the infrared image.
The flat foam roofs we have in Phoenix are in desperate need of this type of scan and can save the owner valuable down time and money by identifying moisture in the roof before it starts to cost him in down time and damaged merchandise. The roof scans can pin point with great accuracy the areas needing repair or replacement and allow the roofers to do a speedy and cost effective repair saving the owner thousands of dollars from searching for the leak and not finding it.
